C-Think Urban Suites is developing a network of professionally managed residential properties for tertiary students, recent graduates, young professionals and entrepreneurs.
We are inviting property owners, landlords, real-estate agents and rental agents to introduce suitable properties to the network.
For owners, the proposition is simple: guaranteed rental income without having to worry about missed rent or the day-to-day management of residents.
For agents, we welcome suitable listings and are happy to work through the owner’s authorized representative. We respect existing agency relationships.
GUARANTEED RENT. ONE PROFESSIONAL RELATIONSHIP.
Under the applicable rental agreement, C-Think/CAP Media assumes responsibility for paying the agreed rent to the landlord. Your rental income is therefore not dependent on individual residents making their payments to C-Think.
We manage the Urban Suites operation, including resident administration, property supervision, cleaning, grounds care and routine light maintenance.
NO CHASING RESIDENTS. NO WORRYING ABOUT MISSED RENT.
WE TAKE CARE OF YOUR PROPERTY
Urban Suites properties are managed to maintain a clean, modern and comfortable living environment.
Our team manages the shared kitchen, cleans bathrooms and communal spaces, maintains the grounds, and coordinates and pays for routine light maintenance associated with our operation of the property, subject to the landlord’s consent where required.
We also inspect every Urban Suites property weekly. These inspections allow us to identify maintenance needs early and monitor the condition of the property.
Landlords will have access to the weekly property inspection reports, providing ongoing visibility into how their property is being maintained.
MODERN LIVING WITHOUT UNNECESSARY ALTERATIONS
We want every Urban Suites property to provide a modern and comfortable standard of living, but that does not mean unnecessarily changing the building.
Our approach relies heavily on furniture design rather than permanent construction. Beds, desks, wardrobes, shelving and other purpose-designed furniture can be positioned to help define personal spaces without permanent partitioning.
WE ADAPT THE FURNITURE — NOT THE BUILDING.
There will be no unnecessary structural alterations. Limited drilling may occasionally be required to safely secure fixtures or furnishings, but any significant alteration will require the landlord’s permission.
WE MAY EVEN IMPROVE YOUR PROPERTY
Some properties may benefit from an additional amenity or improvement to bring them to the modern, comfortable standard we want across the Urban Suites network.
Where we identify such an opportunity, we will always consult the landlord first.
Depending on the property and the agreement reached, C-Think may undertake or contribute towards approved improvements.
For example, a suitable property with sufficient grounds may present an opportunity for the addition of a swimming pool or another significant amenity.
Nothing significant is done without the owner’s approval.
IMPROVE WITH PERMISSION. MAINTAIN WITH CARE. PROTECT THE PROPERTY.
PROPERTY AGREEMENTS THAT MAKE SENSE
For standard Urban Suites rental properties, we generally seek a minimum two-year commitment. This provides the security needed to prepare, furnish and professionally operate the property while offering the landlord a stable rental relationship.
Where C-Think makes a significant capital investment in a property—such as adding a swimming pool or another substantial amenity—we would generally require a minimum five-year commitment to protect that investment. All such improvements and terms would be agreed with the owner before work begins.
Interested in Selling?
Property owners who are willing to sell may also discuss a one-year Lease-to-Sale Agreement.
This allows the property to generate rental income through Urban Suites while the parties work towards a possible sale.
Agents are welcome to introduce both rental and Lease-to-Sale opportunities and remain involved as the owner’s authorized representative.
ACCESS TO OUR BUILDING FUND
Our relationship with property owners can go beyond simply paying rent.
After six months of continuous rental participation, qualifying landlords can apply to borrow from the C-Think Urban Suites Building Fund for eligible repairs, improvements or property-development needs.
Access is subject to the Fund’s terms, approval requirements and availability of funds.
YOUR PROPERTY EARNS — AND YOU HAVE ANOTHER OPTION TO INVEST IN IT.
WHAT PROPERTIES ARE WE LOOKING FOR?
Properties do not have to be luxurious.
We are looking for houses and residential properties that provide a good foundation for the modern, comfortable and professionally managed environment expected of C-Think Urban Suites.
We consider factors such as location, layout, bedrooms, bathrooms, kitchen facilities, shared spaces, security, accessibility, grounds, general condition and transportation access.
Properties may be furnished or unfurnished.
Our immediate search is focused on suitable locations across Kingston and St. Andrew, with opportunities also being developed in Montego Bay and other areas as the network expands.
REAL-ESTATE & RENTAL AGENTS ARE WELCOME
If you are a real-estate agent, realtor, property manager or rental agent with a suitable listing, we want to hear from you.
We recognize and respect legitimate agency relationships and are happy to work through an owner’s authorized representative.
Agents with several suitable listings or who regularly represent property owners in our target areas are also welcome to discuss an ongoing relationship with the C-Think Urban Suites Property Network.
